HUD Section 202 Supportive Housing for the Elderly

The Section 202 Supportive Housing for the Elderly program is one of the main federal assistance programs for older adults. It provides funding to build, acquire, or rehabilitate affordable rental housing for low-income seniors. Residents pay rent based on a portion of their income, typically around 30% of their adjusted income.

Section 8 Housing Choice Voucher Program

The Section 8 Housing Choice Voucher Program isn’t exclusive to seniors, but it’s one of the most flexible housing assistance options. With this program, eligible seniors receive vouchers they can use to rent affordable housing from private landlords. Their portion of rent is usually capped at 30% of their income.

USDA Rural Rental Assistance

The USDA’s rural rental assistance programs provide affordable housing for low- and very-low-income residents. Although this assistance isn't exclusive to seniors, there are a few properties in the Kalamazoo area that offer this service.

When Assistance Programs Aren't Enough

Although the mission to give seniors affordable, dignified housing is valuable, these programs come with limitations:

Limited Availability – Many public housing waiting lists are long. Subsidized units can be hard to find in high-demand areas like West Michigan.

Complex Needs – Programs focused on affordable rental housing don't always provide the level of care seniors with significant medical or caregiving needs require.
